How much it actually costs (2026 numbers)
In Lugano and across Canton Ticino, domestic cleaning rates in 2026 fall into three clearly distinct tiers. Understanding them is the simplest way to avoid being quoted prices that are out of line — either too high or too low.
In short — 2026 hourly rates in Ticino
- Cash-in-hand private hire (not recommended): CHF 18-25/h — illegal, no insurance, direct Suva liability for the household.
- Declared private contract: CHF 22-32/h all-in (Ticino CCL ordinary cleaning level I CHF 18.50/h gross + employer social charges ~12-30%; rises to CHF 27-32/h for level II / CFP / AFC and above the BVG threshold).
- Registered cleaning company: CHF 45-65/h + 8.1% VAT — includes liability insurance, products, sick-leave coverage, certified products.
- Swiss VAT is 8.1% from 1 January 2024 (was 7.7%): a detail that matters in quotes.
- Ticino Cleaning CCL minimum 2026: CHF 18.50/h gross (level I, ordinary cleaning, no training). The CCL is generally binding and overrides the cantonal minimum-wage law for the cleaning sector.
The three pricing tiers, explained
1. Cash-in-hand private hire (CHF 18-25/h) — not recommended
Looks like the cheapest option but hides three concrete risks:
- Workplace injury: the household is personally liable for an uninsured incident (Suva, domestic work section).
- Theft, damage to objects: no liability cover.
- Tax deduction: in many cantons, regular domestic cleaning expenses are partially deductible. Cash payment without a receipt is not eligible.
- Substitution: no guaranteed cover during the cleaner's illness or holidays.
2. Declared private contract (CHF 22-32/h all-in)
The classic formula for hiring someone you trust directly. The process is streamlined via the simplified AVS procedure:
- Gross hourly wage under the Ticino Cleaning CCL 2026:
- Ordinary cleaning level I (no training): CHF 18.50/h
- Ordinary cleaning level II / special cleaning level I: CHF 19.00/h
- CFP-qualified (2-year federal certificate): CHF 20.00/h
- AFC-qualified (3-year federal certificate): CHF 21.20/h
- Employer social charges: AVS/AI/IPG (5.275%), ALV (1.1%), cantonal family allowance, second-pillar pension (BVG) if annual income exceeds CHF 22,050, Suva (cleaning fund ~1.5%), daily sickness allowance (IGM) ~1-2%
- Total hourly cost to the employer:
- Below the BVG threshold (roughly under 8 h/week at CHF 18.50): ~CHF 21-23/h (wage + ~12-20% charges)
- Above the BVG threshold or higher CCL levels: ~CHF 25-32/h (wage + ~25-30% charges)
Pros: stability, trust, competitive cost for > 6 hours/week. Cons: you're the employer, you handle substitutions and paid leave.
3. Cleaning company (CHF 45-65/h + VAT)
A company charges roughly double the per-hour cost of a private hire, but includes much more:
- Wages + social charges for employees (CCT-compliant and monitored by the joint commission)
- Liability insurance for property damage (e.g. parquet stain) and personal injury
- Products and equipment (microfibre cloths, HEPA vacuums, Ecolabel-certified detergents)
- Automatic substitution during employee illness or holidays
- Staff training on chemical products and safety
- VAT at 8.1%, deductible for businesses or commercial activities
Which formula suits which situation
| Declared private hire | Cleaning company | |
|---|---|---|
| Total hourly cost | CHF 22-32 gross (CCL level I CHF 18.50 + 12-30% charges) | CHF 45-65 + 8.1% VAT |
| Employer admin burden | You handle AVS/IPG/Suva | Zero — all included |
| Substitution during illness | Your problem | Guaranteed by the company |
| Liability insurance | Your home insurance (variable) | Included in the service |
| Free site visit + fixed quote | Not applicable | Standard for serious companies |
| Best fit for | 8+ h/week, stable trusted person, you want to manage | 1-6 h/week, allergies, time constraints |
How long it actually takes — concrete Lugano examples
| Property type | Routine clean | Deep clean | End-of-tenancy |
|---|---|---|---|
| Studio (35-45 m²) | 1.5-2 h | 3-4 h | 4-6 h |
| 2.5-room (60-70 m²) | 2-2.5 h | 4-5 h | 6-8 h |
| 3.5-4.5 room (80-110 m²) | 2.5-3.5 h | 5-7 h | 8-12 h |
| 5+ room (130+ m²) | 4-5 h | 8-10 h | 12-18 h |
Variables that change the time:
- Pets: +20-30% (fur in textiles)
- Small children: +15-20% (kitchen and bathroom dirtier)
- Technical floors (parquet, natural stone): +10-15% (specific products needed)
- Large windows / high windows included: +30-40%

Practical summary
If you need 8+ hours a week of a trusted person, the declared private contract is the more economical formula in the medium term. Below 6 hours a week, or if you have time constraints, allergies or run an Airbnb, a company is competitive precisely because it removes the admin burden and includes insurance cover.
We never recommend cash-in-hand: the risk of a single accident or damage event wipes out any theoretical saving.
